Residential and Commercial Inspections

Based in Atlanta, we offer a wide range of residential and commercial inspection services, from new construction and maintenance evaluations to detailed roof assessments via drone. Our fully qualified home inspectors provide thorough, unbiased reporting on flaws and defects within and surrounding your home. Your comprehensive inspection report will help you fully understand the property’s condition and give you the confidence you need to move forward with your purchase.

Home Inspection

Buying a home is one of the most important investments of your life - and a home inspection is a critical step in the buying process. Our residential home inspection service helps buyers discover current and future defects that may be costly so they can make fully informed decisions when purchasing a property.

Our team of certified and highly experienced home inspectors will conduct a thorough evaluation of the property’s condition, helping you understand the severity and potential impact of those issues over time. While not all conditions identified during an inspection will require immediate repair, being aware of these conditions can help you to plan for the future and avoid costly surprises. We also inform you about minor defects that can be addressed to improve the overall condition of the property.

Pre-Listing Home Inspection

It’s not just buyers who benefit from a detailed residential evaluation - it’s just as important for sellers, too. A Pre-Listing Inspection is the same as a general home inspection with a different audience. Our fully trained home inspectors evaluate your home to identify any unknown defects that might impede a sale, while alleviating any surprises that may be uncovered during a buyer's inspection. The categories and subject of the inspection is the same as the list provided for a Residential Inspection.

New Construction Inspection

This is the same as a Residential Home Inspection with an emphasis on educating our client on what to expect during the early life of the home, such as shrinkage, expansion/contraction, or natural settlement. Given the limited amount time available to municipal inspectors on site, our home inspections often identify issues that might be missed by municipal inspectors. The New Construction Inspection also allows us to educate and prepare the buyer for their walk-through with the builder.

Pre-Drywall Inspection

A pre-drywall inspection is a targeted inspection intended to identify concerns, errors and omissions prior to installation of insulation and interior wall/floor fixtures and exterior wall/floor finishes. After the inspection, we provide recommendations for insulation upgrades and solid core door upgrades.

  • Electrical, Plumbing, HVAC rough-ins
  • Framing, framing connections and Structural components

Commercial Inspection

A commercial inspection is similar to a residential inspection in focus but considers the unique systems relevant to a commercial structure and setting.

Our commercial inspectors are qualified to check all aspects of your commercial property, including electrical systems, structural integrity, ventilation issues, safety hazards, pest entry prevention, ADA compliance, and more.

Custom Inspection

If none of the above inspection services are relevant, then we can deliver custom inspections tailored to your specific needs. This service is available for all potential clients and homeowners.

  • Some examples of a custom inspection might include:
  • You have a water leak and have invited contractors to identify the origin without success. We can be called to perform a forensic evaluation isolated to the leak.
  • You notice cracks above a door that didn’t previously exist and you are concerned about door binding during operation.
  • You built an addition and need an evaluation of the new construction.
  • A roof-only inspection for an insurance claim.
  • A draw inspection for new construction and bank draws.

Pool Inspection

A thorough pool inspection by our home inspectors lets homeowners know about the condition of the pool. Pool issues left unchecked can quickly become costly to repair, so it’s better to have peace of mind by getting a pool inspection to check it’s safe and that its pumps, filters, heaters and electrical components are all operating properly.

The Pool Inspection includes:

  • Vessel: Integrity, Material - Gunite, Pebble-Tec or similar, Vinyl Liner, Plaster
  • Pool Deck
  • Coping
  • Pumps
  • Filters, Cleaners and Chlorinators
  • Heaters
  • Blowers
  • Electrical Components
  • Pool Safety

Drone Inspection

Drones are the safest way we can capture a bird’s eye view of difficult to reach areas, such as a roof. Our home inspectors can provide you with a detailed picture of your roof’s health, regardless of slope or current condition. All of our home inspectors are FAA Drone Safety Certified. Drones can also be deployed to inspect other areas of the property if required.

How It Works

1

Scheduling and Payment

Our convenient scheduling portal allows you to view our real time availability and schedule your inspection immediately online.

2

Inspection

While we always encourage you to attend your inspection to learn about your new property, we understand that you may be busy. We can access all properties available via lockbox. Home inspections typically last 2-3 hours, though more or less time may be required depending on the size and accessibility of your property and the defects found.

3

Report Delivery

Our comprehensive inspection report will be delivered to you via email in less than 24 hours of the completion of the property inspection.

“Adam Goldner is very professional and easy to schedule inspections through their website. We've had him perform two inspections for us and each time we were very happy with the service provided. Adam is very personable and we appreciated the time he took to walk us through each aspect of the report as first-time home buyers.”
